The contract involved: ul> li>The refurbishment of the existing two storey house which is a listed building. This involved the use of conservation materials and methods to restore the house. Excavation and construction of a basement contiguous with the rear wall of the existing house to a formation depth of 6m below existing floor level /li> li>Construction of two main wings and link building to bring the area of the main house from approx. 5,000 sq ft to 35,000 sq ft. This included an indoor swimming pool. /li> li>Extensive demolition of out buildings, reconstruction and regarding of the surrounding area./li> li>All necessary services whose main runs are housed in an underground service corridor./li> /ul> This contract was notable in that major areas of the existing house had to be preserved and protected, including plaster ceiling and cornices, while the existing roof structure was to be replaced. The construction of the basement under the back wall of the house was also interesting as it had a major impact on the programming of the works. Negotiations were held prior to commencement of the works with the structural engineers where we successfully put forward an alternative method of construction which saved time on the programme and was significantly more acceptable to the conservation officer.br/> br/> Nearing the end of the shell and core phase we entered talks with the design team to carry out the fit out phase. The nursing home was located within Milford House an 18th Century listed building while the hospice was located in a single storey building constructed in the 1970s. The construction of the building which we were successful in tendering for was to house the entire needs for both hospice and nursing care under one roof.br/> br/> b>The Building (Phase One)/b> The new building has a floor area of 5300m2 and was constructed as a two storey building with part basement under. The structure was a load bearing blockwork structure with precast concrete first floor and timber truss roof. The level of services, both mechanical and electrical, were extensive throughout.br/> br/> b>Interface Challenges/b> Maintenance of vehicular and pedestrian traffic access to the existing hospice and nursing homes was a feature of the implantation of the safety procedures. The nursing home and hospice were to continue in operation and any disturbance kept to a minimum. A link corridor was required to tie the existing hospice building to the new building. Part of the development work construction activities occurred close to the bedrooms in the hospice. Liaison with the matrons was an integral part of the programming of on-site activities.br/> br/> b>Milford Hospice (Phase Two)/b> After the construction of Phase 1 we were retained to carry out the works for Phase 2. These works involved the refurbishment of the existing buildings within the campus. These works had to be carried out on a phased basis as the works involved the refurbishment of offices and common rooms that were being occupied.br/> br/> b>Interface Challenges/b> It was a feature of this contract that the old mechanical and electrical services were to be renewed. This created a changeling problem in maintaining power and services to the areas that were to be occupied during the phasing.br/> br/> b>Overall/b> The completion of all phases of works within the Milford campus (which also included the extension of a three storey convent) was completed, we believe, to the satisfaction of the clients and design teams.
